A Waterfront Custom Home in Santa Rosa Beach, FL
Eden Estate is a 6,755-square-foot custom waterfront home in the Eden Estates neighborhood of Santa Rosa Beach, Florida, a private enclave near Point Washington along the 30A corridor, with direct frontage on the Choctawhatchee Bay system. With 11,284 square feet under roof, the home was designed by acclaimed Gulf Coast designer Bob Chatham and completed by VDT Construction for a client who wanted a generational waterfront retreat built to the highest standard.
The architecture is a refined coastal vernacular featuring multiple roof pitches, light stucco, deep covered porches, and metal-frame windows and doors that open the main living spaces to the bay. Interior finishes were executed at a level rarely found outside of the most established luxury markets: Venetian plaster wall treatments throughout, a floating custom staircase wrapping a double-height entry, custom ceilings in the expansive kitchen, and reeded glass partitions framing the wine room.
The kitchen features a French La Cornue range as its centerpiece, paired with a marble slab backsplash, a pot-filler, and custom cabinetry that’s become a signature detail of the home. A second prep kitchen sits adjacent for entertaining and catering. Other notable elements include a temperature-controlled wine room with reeded-glass enclosure, a primary suite oriented to the water, and custom-built window seats for younger family members and guests. The outdoor space is equally considered: an waterfront pool with spa, a fully-equipped summer kitchen with a Wolf grill under a custom hood, a screened lanai with fireplace, dedicated putting green, private dock with boat lift, and sweeping bay views from nearly every room.
Eden Estates sits within Santa Rosa Beach’s Point Washington community, just minutes from 30A, Watercolor, WaterSound, Seagrove Beach, and the surrounding Walton County coastal corridor. Custom homes of this scale and detail are rare in this area, and VDT Construction’s role on Eden Estate was to translate Bob Chatham’s design intent into a finished home that holds up to scrutiny at every detail.
